SAEG FM Service

Electrical & Technical Maintenance

Reliable power and working systems across your estate, generators, transformers, street lighting, pumps, inverters and solar, all kept running by one accountable in-house team.

All services

In an Abuja estate, power is never a single thing. It is the generator that has to carry the load when the grid drops, the transformer feeding your distribution boards, the street lights that keep walkways safe at night, the borehole pumps that put water in every home, and increasingly the inverter and solar systems residents rely on between supply hours. When any one of these fails, residents feel it immediately, and so does the estate's reputation. SAEG FM's electrical and technical maintenance service exists to make sure those failures are rare, short and properly fixed.

Because we are an in-house facility management provider rather than a broker juggling subcontractors, the same team that knows your estate's wiring also services your gensets, liaises with your DisCo, and answers the phone when the lights go out at 11pm. That continuity matters: faults get diagnosed faster, history is remembered, and nobody passes the buck. For estates of 60 homes and above, we build a planned maintenance schedule around your specific equipment so small issues are caught on a routine visit, not discovered during a blackout.

Everything is documented. You receive clear servicing records, fault logs and recommendations, so your residents' association or facility manager always knows the condition of the estate's power and technical assets, and can budget for replacements before they become emergencies.

What's included

Everything this service covers.

Generator & power-system servicing

Scheduled servicing, load testing, oil and filter changes, and fault repair for estate generators and changeover/AMF panels. We keep your standby power dependable so the transition from grid to genset is seamless.

Transformer & distribution liaison

Routine inspection of distribution boards, cabling and protective devices, plus coordination with your DisCo on transformer faults, metering and supply issues, so the right party acts quickly when high-voltage equipment is involved.

Street & common-area lighting

Maintenance and repair of street lights, perimeter and walkway lighting, gatehouse and common-area fittings. Well-lit estates are safer estates, so we replace failed lamps and faulty sensors promptly and upgrade to efficient LED where it makes sense.

Water-pump & borehole systems

Servicing of submersible and surface pumps, control panels, pressure systems, float switches and overhead-tank controls to keep clean water flowing to every home with minimal interruption.

Inverter, solar & backup power

Installation support and maintenance of inverter and solar backup systems, including battery health checks and charge-controller diagnostics, helping the estate stay powered through outages and reduce reliance on diesel.

Fault diagnosis, plumbing & technical repairs

Rapid diagnosis and repair of electrical faults, plus plumbing, gate automation and other technical systems across common areas, covering the day-to-day issues that keep an estate functioning.

Why it matters

The difference it makes.

Fewer, shorter outages

Preventive servicing and rapid response mean problems are caught early and resolved fast, so power and water interruptions are the exception rather than the routine.

One accountable team

No chasing multiple vendors. A single in-house team owns every electrical and technical asset on your estate, with full knowledge of its history and quirks.

Protected, longer-lasting assets

Generators, pumps and transformers serviced on schedule run cooler, fail less and last longer, protecting expensive equipment and reducing surprise capital spend.

Clear records & budgeting

Documented servicing logs and condition reports give your association the visibility to plan maintenance budgets and replacements with confidence.

Good to know

Frequently asked

How often should an estate generator be serviced?

Most estate generators benefit from a routine service every 250 to 500 running hours, or at least quarterly, with oil, filter and coolant checks plus load testing. SAEG FM sets a schedule based on your specific generator's size, age and usage, and tracks running hours so servicing happens on time rather than after a breakdown.

Do you handle transformer and DisCo issues directly?

We maintain everything from your distribution boards downward and inspect the cabling and protective devices that connect to your transformer. For high-voltage transformer faults, metering disputes or supply problems, we liaise directly with your DisCo on the estate's behalf and follow up until the issue is resolved, so your facility manager isn't left navigating it alone.

Can you install and maintain inverter and solar backup for our estate?

Yes. We support the sizing and installation of inverter and solar backup systems for common areas, gatehouses and shared infrastructure, and we maintain existing systems regardless of who installed them. This includes battery health checks, charge-controller diagnostics and panel cleaning, helping the estate stay powered between supply hours and cut diesel costs.

What happens during a sudden power outage at night?

Rapid outage response is part of the service. Because we operate in-house, your estate has a team that can attend faults outside office hours, restore standby power, isolate dangerous faults and keep residents informed. We aim to get essential systems, lighting, security and water, back first while a full repair is arranged.

Is electrical and technical maintenance a standalone service or part of a package?

It can be either. Many estates take it as part of SAEG FM's all-in-one facility management and security package, which keeps costs and accountability under one roof. We also provide it as a focused service. Pricing depends on the size of your estate and the equipment involved, and we'll put together a tailored proposal after a site assessment.
